Today, Chard Robinson provides a residential property acquisition and portfolio strategy service for private individuals or consortiums as well as companies and investment funds. The target area of expertise encompasses Cambridgeshire, Suffolk and the booming ‘M11 Corridor’ from London to Cambridge, including Stansted Airport, through Essex and Hertfordshire.

In 1996, the partners, Stephen Chard and Neil Robinson, pooled resources from New Zealand and the UK together with backgrounds in the fields of Engineering and Computing to open a unique Cambridge lettings and management agency with one clear objective. Customer Focus. The partners recognised that the customers or clients of a successful lettings and management organisation included both the Landlords AND the tenants. The original ‘Personal Approach to Professional Property Management’ is adhered to today in Accent Property Management, the residential property lettings and management part of the organisation.
Over the last decade the property investment market in the UK has boomed, fuelled by the launch of Buy to Let as an investment vehicle in 1996 and changes to the Housing Act with regard to Landlords and Tenants which came in to effect in 1998. The nature and business of property management, and in particular professional property managers, has also changed from simply letting property for clients to actively advising on and negotiating the acquisition of property for clients.
An undertaking not to be taken lightly, requiring an ethical approach and a great deal of market knowledge.
During this time of transformation the partners dedicated their time to interpreting these changes as well as other more subtle changes in market conditions and trends to maintain an acquisition strategy which is inherently focussed on both yield in addition to capital growth.
Residential property acquisitions range from uninhabitable single dwellings requiring refurbishment for one client to bulk off-plan purchases for multiple clients. This formula and the personal approach has proven very successful. So much so that the business or property acquisition was separated from the business of on-going lettings and management.
Chard Robinson does not heavily advertise for new clients for two reasons: Firstly not to compromise the focus and dynamics of working closely with limited number of clients and secondly due to the referrals made from existing clients. More than 50% of all new investor clients are introduced to Chard Robinson by way of referral.
Working in conjunction with Accent Property Management, the residential property lettings and management part of the group, Chard Robinson is able to acquire and manage property on a long term basis to provide all clients with a complete solution and peace of mind.
